Every time we feel an earthquake—even one that lasts only a few seconds—we are reminded of something we often take for granted: the safety of the place we call home.
For anyone considering a real estate investment in Colombia, this concern is entirely understandable. Buying property is an important financial decision, but it also means choosing a place to live, build wealth or welcome other people. That is why investors should look beyond location, price and potential returns and also consider how and when the property was built.

Colombia has developed its earthquake-resistant building regulations over several decades. One of the first major milestones was the Colombian Earthquake-Resistant Construction Code of 1984. It was followed by the NSR-98 and the NSR-10, which strengthened and updated the technical requirements governing building design and construction.

As investors, we should review the construction permit and determine which regulations applied when the project was approved. This does not mean that every older building is unsafe or that it must meet every requirement introduced years after it was completed.
Throughout Colombia, many older buildings were designed by architects and engineers with a solid, traditional approach to construction. Some offer robust structures, excellent materials and generous spaces that can be difficult to find in newer developments.
Nevertheless, age or an appearance of strength cannot replace a professional assessment. Maintenance, renovations and the building’s current condition must also be considered.
Each Colombian city and region has its own conditions. In Bogotá, it is important to understand the behavior of the soil in the specific area. In Cali and the Pacific region, seismic risk deserves particular attention. In coastal cities, investors should consider the effects of humidity and salt exposure on building materials. In the Coffee Region and other mountainous areas, slopes and ground stability also need to be evaluated.
In Medellín and the Aburrá Valley, this final consideration is especially relevant. Our geography is shaped by mountains, steep hillsides and streams. A spectacular view may add significant value, but it also makes it important to understand the soil conditions, drainage systems and stability of the surrounding area.
As a real estate agent, I recommend that investors:
- Verify the construction permit and the building regulations applicable at the time.
- Research the track record of the developer and the professionals involved.
- Request the available soil studies, structural plans and technical documentation.
- Review recent homeowners’ association or building-management records for references to repairs, water damage, cracks or inspections.
- Consult a structural engineer whenever there is a genuine concern.
It is also important not to panic whenever a crack appears. Some cracks affect only finishes, while others require specialized attention. The responsible approach is neither to ignore them nor to draw conclusions without professional advice.
To me, a good investment is not simply the property promising the highest appreciation or rental return. It is one that allows us to make an informed decision and feel confident about what we are buying.
